Granada Villas is the best kept secret in Orange County. We are a deed-restricted community of 239 homes located on the Southeast corner of Sand Lake and Apopka-Vineland Roads in the prestigious Dr. Phillips area of Southwest Orange County.

Close to all of the famous Orlando attractions:
8 miles to Downtown Disney,
6 miles to SeaWorld, and
3 miles to Universal / City Walk,
12 miles to downtown,
yet still quiet and private.

We are within a short walk of boutiques, shops, professional services (dentist, accountants, vet), grocery stores, banks, and several highly-rated restaurants.

Granada Villas was started in the early 1980's, when most of the area was undeveloped. The community consists of well-built concrete-block homes with Spanish barrel-tile roofs and mature oaks, palms and fruit trees.

The low quarterly assessments cover the care of (non-enclosed) landscape mowing and yard maintenance, irrigation water and irrigation system repair, recreation area and entryway maintenance.

Our private park on picturesque Little Sand Lake has huge oaks, wonderful native birds to watch, lighted tennis courts, a boat ramp, basketball area, picnic areas and a large open grass area perfect for Frisbee tossing or kite-flying.

Round all of this out with a wonderful group of neighbors who really enjoy the area (there's always someone walking in our neighborhood) and you've got the perfect little community.
