UPDATES FROM YOUR BOARD AND THE ARCHITECTURAL REVIEW COMMITTEE (ARC) December 2005 by Leann Warfield

As our community ages, the ARC and the Board have been faced with repair and replacement requests for items that have become obsolete or dated. Accordingly, the following have been approved for use in order to maintain the quality and appearance of our homes:

PAVERS:
The Board has approved the use of pavers for walkways and driveways. You may use the type that replace the concrete or the type that are placed over the concrete. In either case, the shape of the walkways and driveways are not to be changed. The pavers must be shades of brick red. A driveway has been done on Borgia Court if you would like to look at an example. PRIOR ARC APPROVAL IS STILL REQUIRED. It is recommended that a sample paver or picture be submitted with your ARC form.

MAILBOXES:
The current design is a wood encased metal box attached to a 4-inch square post and painted to match the color of the house trim. This design is now only available as a special order at Lowe’s or Home Depot. Accordingly, a metal mailbox has been approved. An example is located at ___________ Villa. It is manufactured by Solar Group Inc., a Gibralter Company, and is available at Lowe’s. (Mailbox: Item No. 153078, Estate Series, Model ES15BZ, bronze in color; Mailbox Post: Item No. 153074, Estate Series, Model ES300BZ0, bronze in color; approximate total cost $200.00). The mailbox and post must be used together. Prior ARC approval is required. Other similar styles will be considered. Please submit pictures with your ARC form.

FRONT DOORS:
The installation of front doors and side lights containing glass has been approved. Several homeowners are finding that the frames of their front doors and plexiglass side panels are deteriorating and need to be replaced and the opening is not standard size. Openings may be adjusted to fit standard doors (usually 36 inches) and one or two side lights (12 or 14 inches). Double doors have also been installed. Wood, fiberglass or steel doors may be used. The doors are to either be painted or stained to match or be similar to the trim color of the house. The frame, trim, etc., is to be either chocolate or butternut brown, respectively, to match the house trim. Prior ARC approval is required. Please submit pictures and specifications with the form.

ARC APPROVAL:
The ARC meets monthly after the Board meeting. A new ARC form is included with this Newsletter and on the GVHOA website. Completed forms may be dropped off at 8219 Alcoa Court or given to a director, member of the ARC, or sent to Vista Management. If submitted a week or more before the scheduled meeting, this gives the ARC time to view the property and speak to the homeowner, if necessary. A decision is normally made at the next ARC meeting. If you have a request pending, you are encouraged to attend the ARC meeting to answer any questions or address any concerns of the Committee.

Generally, in order to maintain the harmony of the appearance of our community, it is necessary to require ARC approval for any improvements or changes to the exterior of homes, yards, or window treatments that may be seen from the outside. Unapproved modifications constitute a violation. The Board has a duty to enforce the policies of the HOA requiring homeowners to either obtain approval or to remove the modification. Remember, the only funds available for such enforcement are your annual assessments. Please help the Board contain costs by requesting ARC approval PRIOR to commencing work. If you are not sure if approval is necessary, please contact any Board member or Vista Management.

TILE ROOF QUESTIONS

The Architectural Review Committee (ARC) has received many questions concerning GV's tile roofs. To help answer these questions, we turned to a few different certified roofers who specialize in tile roofs. Please note the disclaimer concerning this information. Listed below are some questions and answers.

From Alberson's Tile Roof Glaze, Inc., (888) 292-1707, Email: info@hydro-sheen.com:

1. It is my understanding that a tile roof is maintenance-free and guaranteed for life. Doesn't that include the color? Most manufacturers offer a limited lifetime warranty. However, this does not include color. It is recommended that your tile roof be kept free of mildew and algae.

2. The more my tile roof is pressure cleaned, the quicker it mildews. If a tile roof is pressure cleaned with too high a water pressure and/or incorrect chemical percentages, the porosity of the roof tiles is greatly increased, providing a larger breeding ground for mildew.

3. I have been told that if I coat my tile roof, after a few years it will start cracking, peeling, and lifting off my roof: Is this true? With roof paints, that can very well be true.

4. Several of my roof tiles are cracked and/or broken. Can they be fixed? Yes! If the tile(s) is crushed beyond repair, replace it with a new roof tile. If there is breakage in the valleys and/or ridge caps, or excessive breakage of the roof tiles, it is recommended that you have a licensed tile roofing contractor repair/replace the roof tiles.

5. Can a tile roof be cleaned without breaking the roof tiles? A trained and knowledgeable person can, yes. However, guard against allowing any inexperienced person on your tile roof that might inadvertently break multiple tiles, and possibly damage the underlay of your tile roof.

6. Can a tile roof be reconditioned to look like new? It is recommended that you use a product designed specifically for tile roofs. Alberson’s has a product called Hydro-Sheen Tile Roof Glaze specifically for tile roofs. They can also be instrumental in helping the homeowner locate tile to match their roof. Alberson's HYDRO-SHEEN™ Tile Roof Glaze was designed and developed solely and specifically for the tile roof industry. It is not paint. It contains a much higher percentage of resins, mildewcides, and ultra violet light screens than conventional paints or roof coatings. HYDRO-SHEEN™ Tile Roof Glaze is designed to penetrate the porosity of the roof tiles, thereby greatly reducing the breeding ground for mildew.

7. How long will Alberson's HYDRO-SHEEN™ Tile Roof Glaze last? They offer a FIVE-YEAR warranty that Alberson's HYDRO-SHEEN™ Tile Roof Glaze will not crack, peel, or fade when applied by an authorized applicator. Most homes require two coats to protect the roof. Product can be ordered directly from Alberson’s and delivered to your home

8. Can the roof be painted with other products? Yes, Sherwin Williams has roof paint - Infinity - Alpine I.P.143.5 Alpine Satin (ultra deep) batch #58UC14) .

The approved color for Granada Villas' roofs is: GRANADA VILLAS TERRA COTTA (samples available from the ARC committee).

MonierLifetile was formed in 1997 as a joint venture between Monier Inc. and Boral Lifetile Inc. Monier was founded in 1965 and Lifetile in 1962. GV tile was made by Monier, which has been verified by a Monier Lifetile representative. Our tile is still being manufactured and replacements can be obtained. Their website contained good information about concrete tile, including these questions:

1. How much bleach should be used per gallon of water to kill the moss, mildew and algae? Is full strength bleach harmful to the roof tiles? How does one determine whether sealing of the tile is needed? What brands of 100% clear acrylic sealers are recommended? Full strength bleach may harm the underlayment (felt under tile). A diluted solution with agitation (water pressure) is preferable. A 10% to 15% solution of bleach to water, in addition to moderate water pressure (1200 psi) will, in most cases, clean the tile surface in the short term. The dynamics of organic growth on the tile surface will return, however, assuming conditions remain favorable. The primary purpose of the sealer is to prevent efflorescence showing on the tile surface during the curing phase of the concrete. Any additional sealer coats applied as a maintenance procedure would offer a temporary brightening of the color. For this procedure in Florida we use a 100% acrylic tile sealant, ATS-13, made by Infiniti Paints. For product description and application data, contact them directly at 954-972-2225.

2. We built a home in 1988 with Monier tile roofing. The tile are a reddish-brown, slurry-coated profile tile. The color coating has eroded of portions of most of the tiles. Does the warranty cover the replacement or repair of these tiles? Does the lack of the color coat affect the life expectancy of the roof? Do you have a paint color mixing formula to match these tiles? The loss of color is not a warranted issue since our warranty covers all of the physical properties requirements but specifically excludes color. Fortunately, the strength and performance of the tiles are unaffected by this color loss and there are a number of companies that specialize in the rejuvenation of old tiles.

MAILBOX REPLACEMENT INFORMATION

All GV Mailboxes must meet the following:
1. All mailboxes are to be serviceable, mounted on an approved post with sufficient strength to support the mailbox in a sturdy fashion. (For GV that means on a plain 4x4 wooden post painted the House Trim color.) Wooden posts should not be buried more than 24 inches to allow it to safely break away if struck by a vehicle. The mailbox must be securely attached to its post to prevent separation when struck (Federal Highway Administration Specifications).

2. The Mailbox should be installed with the bottom of the box at a vertical height of between 3.5 to 4 feet from the road surface. If your mailbox doesn't meet this height requirement you will be asked to correct the height. Because of varying road and curb conditions and other factors, please contact your carrier (Debbie) for advice before erecting or replacing your mailboxes (Postal Specifications). In all cases GV ARC approval is required for all mailbox installation/rework.

3. “Serviceable mailboxes” means that they are sturdy, with doors and latches that operate properly and are safe for the carrier. The latches should firmly latch in the closed position. If you place outgoing mail in the mailbox, the flag should be serviceable. Some mailboxes in Granada Villas do not meet these requirements. Approved mailboxes are sold at several home improvement centers and have wooden slats outside, shaped round at the top of the box as were the original mailboxes installed in the sub-division. Replacement mailboxes must meet the approval of the ARC and be painted the House Trim color.

4. For motorized city routes the box must display the number on the side (Postal Specifications). However in GV the number is to be displayed in a vertical position on the post above the mailbox.

Residents are requested to inspect their mailboxes to be sure you are in compliance with the above information. See Granada Villas RULES AND REGULATIONS of 1/9/01, paragraph 5, for information.

Paint Your Transformer

Green paint is available, for FREE, from Progress Energy to repaint the square transformer box outside your home.

Contact Sherry Tolliver, 407/938-6653 at Progress Energy for some free paint. Nicky also has some paint left over ... call 407-351-0344.

The only requirements are that you MUST paint it with the green paint from Progress Energy and that you do NOT cover any existing warning or serial number signs / stickers on the transformer.
