GRANADA VILLAS HOMEOWNERS ASSOCIATION
BOARD OF DIRECTORS MEETING
April 10, 2007
Salem Lutheran Church

CALL TO ORDER
Bob Boshears acted as Chairman of the meeting and called the meeting to order at 7:07 p.m. Linda Bryce acted as secretary of the meeting and kept the minutes thereof.

ESTABLISH A QUORUM
Present were Bob Boshears (President), Pat Angel (Vice President), Lois Gilbert (Treasurer), Leann Warfield (Director), and Nick Frosolone (Director). A quorum was established.

PROOF OF NOTICE
Notice of the meeting was posted on the web site and a sign was placed at each entrance.

APPROVAL OF MINUTES
Pat Angel made a motion to approve the Minutes for the March 13, 2007 GV HOA Board Meeting with corrections. Lois Gilbert seconded the motion. The vote was unanimous for approval. All were in favor. motion carried.

TREASURER’S REPORT
Lois Gilbert went over the financial report.

OLD BUSINESS
1. Dual Irrigation : Don Tracy with Associated Landscaping will put together a list of homes that have dual irrigation. The agreement will be completed by next meeting and filed at the county. Agreements of waving irrigation right must be filed with the county for Association records. Final decisions will be held until next meeting.
2. Island Beautification-. Pat Angel made the motion to approve MTZ landscaping’s bid for $3,356.50 for the beautification of the two front islands on Esplanade Ct. $3,260 grant money will go towards funding this project. Lois Gilbert seconded the motion. The vote was unanimous for approval.
3. A/C Fences- Lois Gilbert amended the previous motion made on March 13th by Lois Gilbert to send a letter to all homeowners regarding the requirement around all AC units, pool pumps and propane tanks. The revised motion stated that an article will be placed in the newsletter and the letters will not be sent. Nick Frosolone seconded the motion. All were in favor, motion carried.

Lois Gilbert made the motion to place an article in the newsletter listing the A/C, gas tank and pool equipment rules. Pat Angel volunteered to write the article. Leann Warfied seconded the motion. All were in favor, motion carried.
4. Landscape Committee. : The committee will be working on a draft form for homeowners to sign. The attorney will be asked to look over the form after the board approves the draft.

NEW BUSINESS
1. Vines on walls: Vista will be drafting a letter for board approval before sending out letters for removal of vines.
2. Cleaning of Roofs – tabled until next meeting
3. Poll condition – lot 4104A:- Lois Gilbert made the motion to send lot 4104A to the attorney for enforcement. Leann Warfield seconded the motion. All were in favor, motion carried.
4. Tree-Vista sent letters were sent to the homeowners to address their concerns.
5. Speed Bumps- Lois Gilbert & Pat Tishler will go over the paving information and report at next meeting. The Board of Directors do not want speed pumps included in paving project.


ADJOURNMENT
Pat Angel made the motion to adjourn the meeting at 8:15. Nick Frosolone seconded the motion. All were in favor.

HOMEOWNERS DISCUSSION
Items that were discussed after the meeting was adjourned were:
1. Information on Lawsuit case
2. Insurance Companies
3. If ARC would consider another color for the garage that match homes.
4. Color of pavers at 7808 Esplanade Ct.
