GRANADA VILLAS HOMEOWNERS ASSOCIATION
BOARD OF DIRECTORS MEETING
July 10, 2007
Southwest Library, Dr. Phillips
CALL TO ORDER
Bob Boshears acted as Chairman of the meeting and called the meeting
to order at 7:00 p.m. Lois Gilbert acted as secretary of the meeting
and kept the minutes thereof.
ESTABLISH A QUORUM
Present were Bob Boshears (President), Pat Angel (Vice President), Nick
Frosolone (Director), and Lois Gilbert (Secretary and Treasurer). A
quorum was established. Leann Warfield, Director, was absent.
PROOF OF NOTICE
Notice of the meeting was posted on the web site and a sign was placed
at each entrance.
APPROVAL OF MINUTES
Lois Gilbert made a motion to approve the minutes for the June 2007 GV
HOA Board Meeting as submitted. Nick Frosolone seconded the motion.
Bob Boshears and Pat Angel abstained as they did not attend the June
2007 meeting. The vote passed.
TREASURER’S REPORT
Lois Gilbert reviewed the financial report.
OLD BUSINESS
1. Dual Irrigation: There was a discussion of recommendations from the
GV attorney on this issue. Our attorney recommended that all homes
that have any or all of their own irrigation be allowed to continue.
A letter should be sent to each of these homeowners stating GV HOA
will not be responsible for any repairs needed for their own irrigation
system and also would not be responsible for any lawns or shrubs that
died as a result of the failure of their own irrigation system. Also
to inform the homeowner that if or when their home is deeded to another
person, that new homeowner would be required to sign a waiver to the
Association as to their irrigation rights. All Board members agreed
this was acceptable. Pat Angel suggested putting this notice in the
next newsletter. Pat Angel made a motion to send the letter of notification
to homeowners of existing individual irrigation systems outlining their
responsibility and advising of waiver which will be needed from any
new homeowner. Nick Frosolone seconded the motion. All in favor.
2. Stump Removal: Nick gave a report on the 10 stumps that were removed.
Discussion.
3. Lawn Maintenance Contract: Removed from Agenda. No discussion.
4. Landscape Issues: Discussion of increase in complaints from homeowners
about landscape issues. It was suggested that the next newsletter have
an article to homeowners asking them to pick up fruit that falls from
their trees.
5. Park Benches: It is to be made a part of these minutes that the benches
approved for purchase for the park were changed from White to Green on
the recommendation of the vendor.
NEW BUSINESS:
1. Common Wall Repair - Grant: Discussion. Lois Gilbert made a motion
to table this issue. Pat Angel seconded. Further Discussion. All in favor.
2. Lawsuit for Violation: Discussion of a house that has stagnant pool
and many violations of the house and yard that
has been an ongoing problem. Lois Gilbert made a motion to immediately
send the home to the attorney for mediation. Pat Angel seconded. All
in favor. Lois Gilbert is to contact the lawyer and have them request
mediation.
3. Park Repair and Island Maintenance: Discussion of having columns painted
at the park, adding new trash cans, etc. All Board members agreed it
needed to be done. Discussion about the palms on the islands. Nick Frosolone
made a motion to have the palm trees on the first two islands debooted
and have the work done in the park. Lois Gilbert seconded. All in favor.
Nick Frosolone made a motion to get the tables at the park pressure washed.
Pat Angel seconded. All in favor.
4. Tennis Courts: Discussion of repairs needed at the tennis courts.
Nick Frosolone made a motion to immediately fix the area at the gate
which is dangerous. Pat Angel seconded. All in favor. Lois Gilbert made
a motion to ask Linda to get quotes to repair the tennis courts. Pat
Angel seconded. All in favor.
5. AC Fences: Discussion of homeowners replacing the fences around their
ac units. The Board asked Linda to get the date that violations can be
written for not having the ac fence.
6. Violation Letters: Linda Bryce, Property Manager, distributed several
form violation letters. The Board selected one. Nick Frosolone made a
motion to immediately start using the new letter. Pat Angel seconded.
All in favor.
COMMITTEE REPORTS
Edna Stanley gave a report for Yard of the Month.
Discussion of Neighborhood Watch.
ADJOURNMENT
Lois Gilbert made the motion to adjourn the meeting at 7:40. Pat Angel
seconded the motion. All were in favor.
HOMEOWNERS DISCUSSION
Items that were discussed after the meeting was adjourned:
1. If putting the minutes in the newsletter was really necessary.
