GRANADA VILLAS HOMEOWNERS ASSOCIATION
BOARD OF DIRECTORS MEETING
June, 2007
Perkins Restaurant on Apopka /Vineland

Meeting was moved due to Salem Church not being open.

CALL TO ORDER
Leann Warfield acted as Chairman of the meeting and called the meeting to order at 7:15 p.m. Linda Bryce acted as secretary of the meeting and kept the minutes thereof.

ESTABLISH A QUORUM
Present were, Leann Warfield (Director), Lois Gilbert (Treasure/Secretary) and Nick Frosolone (Director). Bob Boshears (President) & Pat Angel (Vice President) were absent. A quorum was established.

PROOF OF NOTICE
Notice of the meeting was posted on the web site and a sign was placed at each entrance.

APPROVAL OF MINUTES
Lois Gilbert made a motion to approve the minutes for the May 12, 2007 GV HOA Board Meeting. Nick Frosolone seconded the motion. The vote was unanimous for approval.

TREASURER’S REPORT
Lois Gilbert went over the financial report.

OLD BUSINESS
1. Dual Irrigation: Letters were sent to first batch of homeowners that have dual irrigation. Updated list was presented to the board by Lois Gilbert. Leann explained the procedures for dual irrigation to the homeowners and asked for comments. Lois Gilbert made the motion to take the list of variations to the attorney and get their instruction as to what needs to be done. Nick Frosolone seconded the motion. All were in favor.

2. Vines on walls: Lois Gilbert made the motion stating no vines are to grow on Association common wall. Individual walls that are owned by homeowners are allowed to have vines, as long as they are well maintained. Leann Warfield seconded the motion. All were in favor.

3. Improvements without ARC approval: The Board of Directors tabled the rules that will apply with Decorative Pots in yards until next meeting.

4. Recreation Improvement: Nick Frosolone submitted pictures of benches for tennis Court. Lois Gilbert made the motion to order two White Benches for the tennis Court. The present bench will be place in the recreation area for homeowners who visit the park. Leann seconded the motion. All were in favor.

NEW BUSINESS:

1. ARC information: Linda from Vista asked if the ARC information could be sent to her earlier to help her in her inspections. Leann Warfield will be sending copies to her by PDF with in a week of the meeting.

2 8202 Borgia Ct – this was passed to the ARC committee to discuss after the board meeting.

3 Common Wall: Linda Bryce from Vista sent one bid for repairing entire outer wall. Other bids had not come in by meeting date. Leann Warfield made a motion to send information to the attorney regarding the common wall. The association needs information as to what rights and obligations the homeowner living up against the wall & the Association regarding repairs. Lois seconded the motion. All were in favor.

4 Stumps – dead: Lois made the motion to have the association remove old stumps from open yards. Nick Frosolone seconded the motion. All were in favor.

5 Waving Association fees: Lois Gilbert made the motion to not wave association fees for 8226 Alcoa Ct. and that the board will not entertain sending notices out on a quarterly basis. Nick Frosolone seconded the motion. All were in favor.

6 Security: No discussion.

7. Board meeting equipment: Lois Gilbert made the motion to have Vista store the microphone and karaoke equipment for each meeting. Nick Frosolone

seconded the motion. All were in favor.

8. Irrigation: Lois Gilbert made the motion to place Nick Frosolone on the irrigation committee, since Nick is on the Landscape Committee and there is much interaction between landscaping and irrigation. Leann Warfield seconded the motion. All were in favor.

9. Reimbursement for tree removal: Lois Gilbert made the motion to pay Caryl Shapiro $ 1,350.00 for three trees that were removed in the past from hurricane damage. Nick Frosolone seconded the motion. All were in favor.

COMMITTEE REPORT:

Newsletter: All information for the newsletter needs to be sent to Caryl Shapiro by June 25th. Leann Warfield and Pat Angel will check for correction in newsletter before printing.

Beautification Committee: Board asked Edna Stanley to check with Vista to see if homeowner has any violations or is behind in assessments before awarding homeowners yard of the month.

ADJOURNMENT

Nick Frosolone made the motion to adjourn the meeting at 8:45. Lois Gilbert seconded the motion. All were in favor.

Items that were discussed after the meeting was adjourned:

Dual irrigation
Lights out at entrance on the palms
Viskya – Contact about Island on Esplanade getting repaired.
