GRANADA VILLAS HOMEOWNERS ASSOCIATION
BOARD OF DIRECTORS MEETING
May 12, 2007
Salem Lutheran Church
CALL TO ORDER
Bob Boshears acted as Chairman of the meeting and called the meeting
to order at 7:02 p.m. Linda Bryce acted as secretary of the meeting and
kept the minutes thereof.
ESTABLISH A QUORUM
Present were Bob Boshears (President), Pat Angel (Vice President), Leann
Warfield (Director), and Nick Frosolone (Director). Lois Gilbert was
absent. A quorum was established.
PROOF OF NOTICE
Notice of the meeting was posted on the web site and a sign was placed
at each entrance.
APPROVAL OF MINUTES
Pat Angel made a motion to approve the minutes for the April 10, 2007
GV HOA Board Meeting with corrections. Nick Frosolone seconded the
motion. The vote was unanimous for approval.
TREASURER’S REPORT
Bob Boshears went over the financial report.
OLD BUSINESS
1. Dual Irrigation: Don Tracy with Associated Landscaping put together
a list of 23 homes that have dual irrigation. Leann Warfield went over
the dual-irrigation proposal. Leann Warfield made the motion to send
letters to homeowners with dual irrigation, notifying them there will
be discussion at the next meeting regarding dual irrigation. Nick Frosolone
seconded the motion. All were in favor.
Leann will be drafting a letter for the board to review to go to the
23 homes that presently have dual irrigation. A date of response will
be required by the homeowner, which will be followed up by a phone call.
All homes with dual irrigation will have to sign papers releasing the
association from responsibility.
Papers stating the homeowner has dual irrigation will be filed with the
County, so when homes have sold the new homeowner will know they are
not connected to the Association irrigation. Any homeowner who goes on
dual irrigation can return to Association irrigation if they desire.
They have to pay for all repairs needed to do so. Homeowners may have
Association irrigation in the front yard and private irrigation in back
yards. The Association irrigation will NOT be removed from dual irrigation
yards, just disconnected. The Covenant will still provide easement rights
to go on homeowners’ property to do needed repairs to irrigation
that runs through dual irrigation property. The homeowner is still responsible
for replacing sod, etc. when repairs are completed.
2. Vines on walls: Tabled until next meeting. Linda will bring pictures
and addresses to the board at the next meeting.
3. Improvements without ARC approval: Bob Boshears will be contacting
the Association attorney to send a Cease and Desist letter to the homeowner
who has started making improvements without ARC approval. The board agrees
that covenants need to be followed and every homeowner needs to send
in ARC forms for approval before doing any improvements.
NEW BUSINESS:
1. Recreation Improvements: Nick Frosolone will look for benches and
submit ideas to the board at the next meeting. Pat Angel will submit
ideas for a pavilion.
2. Improvements to back entrance and corner of Sand Lake /Apopka Vineland:
will be discussed at next meeting.
ADJOURNMENT
Pat Angel made the motion to adjourn the meeting at 8:15. Nick Frosolone
seconded the motion. All were in favor.
HOMEOWNERS DISCUSSION
Items that were discussed after the meeting was adjourned:
1. If ARC would consider another color for the garage that match homes.
2. Color of pavers at 7812 Esplanade Ct.
3. Improvements on 8202 Borgia Ct.
4. Ants on the tennis court.
5. Tree responsibilities- Board stated they will remove trees and large
limbs that have fallen caused by a storm only. Any trees that have fallen
due to a storm inside a closed in yard are not the responsibility of
the association.
