GRANADA VILLAS HOMEOWNERS ASSOCIATION
BOARD OF DIRECTORS MEETING
October 11, 2005
Dr. Phillips Library

CALL TO ORDER
Bob Boshears acted as Chairman of the meeting and called the meeting to order at 7:07. Pat Angel acted as secretary of the meeting and kept the minutes thereof.

ESTABLISH A QUORUM
Present were Bob Boshears (President), Glenn McLane (Vice President), and Pat Angel (Secretary). A quorum was established.

PROOF OF NOTICE
Notice of the meeting was posted on the web site and a sign was placed at each entrance.

APPROVAL OF MINUTES
Bob made a motion to approve the minutes of the September 13 Board meeting with changes to the President’s Report. Glenn seconded the motion. The vote was unanimous for approval.

PRESIDENT’S REPORT
Bob indicated that the purpose of the November 8th Board meeting will be to set the 2006 budget. The homeowners will be notified two weeks prior to the meeting by notice in the mail, on the website, and the signs will be posted at each entrance with the agenda attached.

TREASURER’S REPORT
The budget will be discussed in detail at the November 8 Board meeting.

MANAGER’S REPORT
Linda Bryce walked thru Granada Villas with a representative from Carol King. The new landscapers are working thru the issues. Mowing days are now Wednesday for Villa Drive and Thursday for Marcella and the perimeter.

OLD BUSINESS
Bob reported that the lawyer has completed the final supplemental irrigation letter.

The L&C court case is still before an appellate judge waiting for a ruling.

NEW BUSINESS:
The pedestrian gate appears to have been vandalized for a second time. There was rust in the weather-proof box.

\The fence in the Recreation area has been pushed in away from the wall near the Esplanade and the fence/wall supports have been broken near the lake. The quote to repair the damages must be rebid. The location specified on the bid was incorrect. Pat made a motion to have the fence repaired in both places if the price was less than $195. Glenn seconded the motion. The vote was unanimous for approval.

The list of park entrances is being checked to verify if the cards are being used by homeowners. Any trespassers will have cards in their possession deactivated.

Linda is to get a bid for repair to the lighting at the boat ramp and around the front and back entrance signs.

The chinch bug damage is estimated to cover 30,000 feet. The lawyer will be asked to look at the pest control contract that was in effect up until October 1, to see if Associated Landscaping is liable. Bob will contact Carol King landscapers to verify that the chinch bug infestation has been stopped and then contact Associated Landscaping to replace the sod.

Spraying for dollar weed will be conducted on October 15, 2005. Carol King will provide a proposal to spray for sedge.


Orange County has been contacted about removal of the dead tree along Marcella.

Pat made a motion to spend up to $150 to replace the Board Meeting sign and purchase cables and locks for the signs. Glenn seconded the motion. The vote was unanimous for approval.

Bob will be contacting the homeowner who requested that his fees be held due to hardship. Bob will explain that fees could not be waived for other homeowners experiencing similar hardships.


The bid received for cleaning the sidewalks was deemed to be high; another request for bid will be sent out.

Glenn made a motion to approve having a Granada Villas yard sale. Bob seconded the motion. The vote was unanimous for approval. Lois is organizing the yard sale for November 12.

COMMITTEE REPORTS

ARC Committee

The ARC Committee meeting was postponed. Issues concerning the fountains and pavers have been tabled until the next ARC meeting.

Beautification Committee

Shirley Williams has volunteered to chair the Holiday Lighting Contest. Prizes of $100, $75 and $50 will be awarded for first, second and third prize, respectively. Glenn offered the gift certificate for $100 be sponsored by Portobello Restaurant.

Edna reported that Joan and Paul Stanton received the yard of the month.

Welcoming Committee

Edna mentioned that there is one new homeowner that she will be contacting.

Newsletter

In order for articles to be included in the December newsletter, Balinda DeSantis must receive the articles by the November 8 Board meeting. She will need articles for the Holiday Lighting Contest, Yard Sale, new ARC approvals for mail boxes and pavers, and fencing around the air conditioners.

There being no further business, Bob made a motion to adjourn the meeting. Glenn seconded the motion. The vote was unanimous for approval and the meeting was adjourned at 8:15 p.m.

Bob reconvened the Board meeting at 8:28 p.m, a quorum still being present.

Glenn made a motion to approve the $500 fee for the stump removal. Fee to be reimbursed by the homeowner. The stump hindered the modification to the irrigation system which was required due to the installation of the homeowner’s pool. Pat seconded the motion. The vote was unanimous for approval.

Bob made a motion to re-adjourn the meeting. Pat seconded the motion. The vote was unanimous for approval and the meeting was adjourned at 8:37 p.m.
