FIRST AMENDMENT TO DECLARATION OF COVENANTS AND RESTRICTIONS FOR GRANADA VILLAS, ORANGE COUNTY, FLORIDA AND NOTICE OF PROVISIONS OF GRANADA VILLAS HOMEOWNERS' ASSOCIATION, INC.

THIS FIRST AMENDMENT made and executed this 11 day of February 1986 by MARCENT FLORIDA, INC., a Florida Corporation (hereinafter referred to as the "Declarant");

WITNESSETH:

WHEREAS, Declarant executed that certain Declaration of Covenants and Restrictions for Granada Villas, Orange County, Florida and Notice of Provisions of Granada Villas Homeowners Association, Inc. dated January 20, 1984 and recorded on June 14, 1984 in Official Records Book 3518, Page 155, as supplemented by that certain First Supplemental Declaration to the Declaration of Covenants and Restrictions for Granada Villas, Orange County, Florida and Notice of Provisions of Granada Villas Homeowners' Association, Inc. dated October 3, 1984 and recorded on November 20, 1984 in Official Records Rook 3578, Page 2328, and as further supplemented by that certain Second Supplemental Declaration to the Declaration of Covenants and Restrictions for Granada Villas, Orange County, Florida and Notice of Provisions of Granada Villas, Orange County, Florida and Notice of Provisions of Granada Villas Homeowners' Association, Inc. dated December 23, 1985 and recorded or to be recorded among the Public Records of Orange County, Florida (hereinafter together referred to as the "Declaration"); and

WHEREAS, pursuant to Article X, Section 4 of the Declaration, Declarant reserved the right to amend, modify or rescind such parts of the Declaration as it, in its sole discretion, deems necessary or desirable so long as it is a Class B member of the Association, as defined in the Declaration; and

WHEREAS, Declarant is a Class B member of the Association and desires by the execution hereof to amend the Declaration as hereinafter set forth;

NOW THEREFORE, for and in consideration of the premises hereof and other good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged, Declarant hereby changes, amends and modifies the Declaration as follows:

1. The requirement that each Owner obtain and keep in good standing a hazard insurance policy naming the Association as co-insured thereunder as to such Owner's Dwelling Unit and residence pursuant to Article VIII, Section 20 of the Declaration is hereby deleted. Accordingly, no Owner shall be required to deliver a copy of said policy to the Association on the closing date on which an Owner obtains title to a Dwelling Unit or deliver evidence to the continued good standing of said policy thereafter.

2. Except as hereby changed, amended and modified, the Declaration shall remain in full force and effect.

FIRST SUPPLEMENTAL DECLARATION TO THE DECLARATION OF COVENANTS AND RESTRICTIONS FOR GRANADA VILLAS, ORANGE COUNTY, FLORIDA AND NOTICE OF PROVISIONS OF GRANADA VILLAS HOMEOWNERS' ASSOCIATION, INC.

WHEREAS, the 'undersigned (hereinafter referred to as the "Owner") is an owner of certain real property described as follows: Granada Villas-Phase Two, according to the plat thereof, as recorded in Plat Book 14, Pages 11-113, Public Records of Orange County, Florida (hereinafter referred to as the "Property"); and

WHEREAS, the Owner wishes to subject the Property to the terms and conditions, benefits and burdens of the Declaration of Covenants and Restrictions for Granada Villas-Phase Two, dated January 20, 1984, and recorded June 14, 1984, in Official Records Book 3518, at Page 155, Public Records of Orange County, Florida (hereinafter referred to as the "Declaration") and

WHEREAS, the Owner has executed this Supplemental Declaration as provided in Section 5 of Article X of the Declaration;

NOW THEREFORE, the Owner hereby covenants, consents, and agrees that the Property shall be held, sold, and conveyed subject to the terms and conditions, benefits and burdens of the Declaration. This Supplemental Declaration shall run with title to the Property and shall bind and inure to the benefit of the Owner, its successors and assigns.

SECOND SUPPLEMENTAL DECLARATION TO THE DECLARATION OF COVENANTS AND RESTRICTIONS FOR GRANADA VILLAS, ORANGE COUNTY, FLORIDA AND NOTICE OF PROVISIONS OF GRANADA VILLAS HOMEOWNERS' ASSOCIATION, INC.

WHEREAS, the undersigned (hereinafter referred to as the 'Owner") is the owner of certain real property described as follows:

Granada Villas Phase Three, according to the Plat thereof as recorded in Plat Book 17 Page ..26 of the Public Records of Orange County, Florida (hereinafter referred to as the "Property") ; and

WHEREAS, the Owner wishes to subject the Property to the terms and conditions, benefits and burdens of the Declaration of Covenants and Restrictions for Granada Villas dated January 20, 1984, and recorded June 14, 1984 in Official Records Book 3518, Page 155 of the Public Records of Orange County, Florida (hereinafter referred to as the "Declaration'); and

WHEREAS, the Owner has executed this Supplemental Declaration as provided in Section 5 of Article X of the Declaration;

NOW THEREFORE, the Owner hereby covenants, consents, and agrees that the Property shall be held, sold, and conveyed subject to the terms, conditions, benefits and burdens of the Declaration. This Supplemental Declaration shall run with the title to the Property and shall bind and inure to the benefit of the Owner, its successors and assigns.

IN WITNESS WHEREOF, the Owner has caused this Supplemental Declaration to be executed by its duly authorized officers and its corporate seal to be affixed hereto on this 23 day of December, l985.
